The traditional ways of advertising an open house – newspaper, flyers, etc – cost money, but there are innovative alternatives with no cost. It seems that these free options are more effective as a marketing tool and reach more of your target audience. Here are a few suggestions:

•    Use Postlets (www.postlets.com) to create a Craigslist ad – This is fast, easy and best of all, the ads look great!
•    Use Open Homez (www.openhomez.com) to syndicate an open house ad and track it – This is easy, has the right price, and it even sends a feed to Twitter. What else can you ask for?
•    Use Zillow! (www.zillow.com)  – Yet another option for posting open houses and free as well.
•    Advertise on Twitter and Facebook – You can use postlets to do this on Twitter; just remember to put the time and date of the open house when you are doing so. Facebook can help you directly connect with other agents, past clients, even your friends and family. This lets them know you are active in the real estate business as well as giving them a chance to see the property if they so choose.

•    Direct market to agents – Other real estate agents are your number one source of buyers.  You can send out emails to follow up with agents who have shown the property already.  Also send out to agents who have other listings nearby.  Remember other agents are not competition; in fact, they can be your biggest allies.
